Brief

A high-end branded-residence development required a flagship wellness amenity to anchor the sales-gallery narrative and meet the operator’s brand-standard book. With nine weeks to launch and an unresolved equipment specification, the project carried risk on three axes at once — schedule, standard and capital.

Approach

We took the operator’s standards matrix, the architect’s package and the contractor’s critical path into a single integrated plan in the first design week. Equipment specification was resolved against the brand standard inside ten days. Install was phased around the contractor’s hand-over sequence, with overnight zoned work in the final fortnight to recover programme.

What we would do differently

Earlier engagement would have removed three weeks of avoidable rework on M&E coordination. We now insist on a structural pre-read at concept stage with all new branded-residence engagements.

We had a launch date that could not move and a wellness brief that had to clear three separate audit chains. IWC arrived already aligned to all of them. The amenity opened on the day we promised our buyers.
